When 37 houses is a record —
As we are approaching true winter, the level of properties for sale on the market is always of interest. These indicate activity in the market generally.
At the moment, in the area we monitor from Kingsland through the inner western city fringe areas of Arch Hill, Ponsonby, Grey Lynn, Westmere, Freemans Bay, St Mary’s Bay and Herne Bay, there are a total of 133 listings on Trade Me. However, a truer reflection of the lack of houses available to buy can be ascertained by removing the large number of developments currently underway in the area from these listings. This leaves 37 houses available for purchase. 37 houses!
Since we started selling in this area, over 8 years ago, we cannot recall such a low number of homes for sale. This explains why open home numbers are very high for new listings, and auctions are generally achieving sales under the hammer. We are still working with buyers who have been looking in the market for 9-12 months, unable to buy a suitable home. That’s a long time to shop by anyone’s standard!
